Lone Oak Creek Homeowners’ Association Minutes
September 8, 2025
1. The meeting was called to order at 7:00 PM.
2. Quorum was certified. Board members present were Debbie Hill, Keith Hill, Jingying
Zhou, Kelsey Sweger, and Mary Bohn.
3. Minutes from the prior meeting were approved.
4. Treasurer’s report
a. Two HOA annual dues remain outstanding and the HOA lawyer’s office will be asked
to process liens.
b. The realtor for the house across from the playground collected the dues from the
owner and provided them to Debbie.
5. Ad Hoc Committee Reports – none at this time
6. Old Business
a. The final document of the fines process and amounts was dated and mailed to
homeowners on July 4th and became effective date of August 4th.
i. Mary will add it to the HOA website - complete
b. Many of the rocks around the flower beds at the entrance were stolen. The quote
from LPs for adding rocks is higher than expected. Keith will look into
purchasing some river rock.
c. Debbie was not able to find the contact information for the person who
previously painted the gates and playground. Mary also could not find the
contact information.
d. Debbie checked with Arvest Bank regarding electronic payment of dues. At no
charge to the HOA, the bank can provide paperwork for the homeowner to fill
out so their account will be debited for the dues.
e. Second non-compliance letters need to be sent to the Barnes family and
Cassity Gies regarding their lawns (Mary – complete, letters dated 8/8/25)
f. A non-compliance letter will be sent to 4640 NW 159th St regarding plans for
their dead tree.
g. Based on the latest cost for a box of clickers, the cost to homeowners for a new
clicker will be $42/each. Mary will update the website - complete.
7. New Business
a. Debbie will do a walkaround of the neighborhood.
8. Date and time of the next meeting – October 6th at 7:00 PM.
