Lone Oak Creek Homeowners’ Association Minutes
November 10, 2025
1. The meeting was called to order at 7:00 PM.
2. Quorum was certified. Board members present were Debbie Hill, Keith Hill,
Jing Ying Zhou, and Mary Bohn.
3. Minutes from the prior meeting were approved.
4. Treasurer’s report
a. One of the last two outstanding dues has been paid with interest and lawyer
fees. The final one remaining unpaid will be turned over to the attorney for
filing a lien.
5. Ad Hoc Committee Reports – none at this time
6. Old Business
a. Many of the rocks around the flower beds at the entrance were stolen. Keith
will obtain rocks from Minick and we’ll all help unload the rocks into the
flower beds.
b. In spring, we’ll look for someone to paint the gates.
c. Debbie will do a walkaround of the neighborhood and send a list to Mary for
non-compliance letters.
d. We discussed a problem of trees hanging over the sidewalk on Lone Oak Drive.
Brandon will bring this up at the next Lone Oak network meeting and we will
issue letters for any homeowners in our neighborhood.
e. We discussed our actual costs for this year vs. our budget, and we agreed that
dues for 2026 will remain the same as this year.
7. New Business
a. The sprinklers have been winterized and turned off.
b. Given that our year-to-date costs are within budget, we will be able to move the
full amount of $10,000 to the street repair fund.
c. We do not expect any major changes to our budget for 2026. Debbie will send
out a budget estimate in December.
d. The annual meeting will be held on January 22nd. Mary will schedule a meeting
room.
e. Debbie or Mary will let us know when we are ready to stuff envelopes with the
dues invoices and annual meeting notification.
8. Date and time of the next meeting – the Board will not meet in December.
