Below is the agenda for the HOA annual meeting and the financial statement,
including the 2025 actuals and 2026 budget.
During the discussion, it was noted that several rental homes have now been
sold and are owner occupied.
The Board for 2025 was reelected to serve for 2026.
Lone Oak Creek Homeowners' Association
Annual Meeting Agenda
January 22, 2026
The purpose of the annual meeting is to provide updates regarding the Lone Oak Creek
neighborhood for 2025 and to elect the 2026 Board.

3. 2025 highlights
a. The HOA stayed within budget for 2025 and we do not expect any major changes
to our budget for 2026. Therefore, dues remained the same for 2026.
b. Given that our year-to-date costs were within budget, we were able to move the
full amount of $10,000 to the street repair fund.
c. Photo beam sets were installed on the entry and exit gates in accordance with
safety requirements. UL 325 safety standards recommend and require for new
installations that a photo beam be installed for pedestrian safety. In the event
that someone walks through the drive gate area and gate is closing, the gate
will not automatically reverse. This will also enhance protection against vehicle
damage.
d. Additional gate maintenance included repair of the exit loop and replacement of
the buttons and plexiglass cover plate at the gate entrance.
e. Additions to the entry flower beds were perennials to decrease future costs.
The planting and mulching was done by Board members to save money.
f. A sign was placed at the entrance with the HOA email address and web site to
help ensure that homeowners know how to access HOA information.
g. To continue financial accountability, a Board member (not the Treasurer) scans
and loads invoices each month to a document accessible to all Board members.
The same individual reviews the monthly bank statement and compares invoices
to the statement.
h. The Board reviewed the fines process and amounts provided by our HOA lawyer,
Mr. Winton, and agreed with the recommendations. The draft document was
mailed to all homeowners for review and comments in June. Thirty days after
the mailing, the Board reviewed input from homeowners and finalized the
document with an effective date of 8/4/25. The process was posted to the
HOA website.
