Lone Oak Creek Homeowners’ Association Minutes

September 9, 2024

 

1.     The meeting was called to order at 7:00 PM.

2.     Quorum was certified.  Board members present were Brandon Jackson, Keith Hill, Debbie Hill, Jingying Zhou, Stacy Moorhead, and Mary Bohn.  Also present was Emily Tatro and Jonathan Cajas.

3.     Minutes from the prior meeting were approved.

4.     Treasurer’s Report

a.      Costs for the month included the Winton Law retainer and stamps.

5.     Ad Hoc Committee Reports – none at this time

6.     Old Business

a.      The bases of our street signs need to be painted.  Due to the price quoted in 2023 by the person who did prior painting, the Board decided to paint the signs ourselves.  (Keith – complete)

b.     Effort to revise the covenants regarding rental properties:

                   i.     Current actions/updates:

1.     Mr. Winton’s office acknowledged receipt of the engagement agreement and $3500 retainer fee on August 26th.  The draft amendment should be delivered to us within 30 day, hopefully less.  We will need to work hard as a team to avoid incurring further charges.

2.     Once she receives the draft amendment, Mary will schedule a meeting so the Board can review and agree on any changes as well as make plans for obtaining homeowner agreement and signatures.

3.     Emily Tatro is getting set up as a notary since all voting signatures must be notarized (complete – Emily is just waiting for her stamp)

4.     Mary will mail letters to the 22 homeowners we could not contact, informing them of the Boards plans to pursue an amendment (complete)

5.     Brandon will email the letter to the homeowner distribution list once we are ready to do so.

                   ii.     The amendment will require 60% approval of homeowners, which is 59 lots out of 97.  All owners at an address must sign and the signatures must be notarized.

                 iii.     Block captains previously received the following indications from homeowners:  65 yes, 3 no, 7 maybe, and 22 left to be contacted.

c.      Neighborhood yard maintenance issues:

                    i.     The owners of 4620 NW 158th have ignored letters and failed to take action after they emailed the Board that they would do so.  Debbie will obtain a quote from LPs for weeding the flower beds and mowing.

                   ii.     4708 NW 159th needs water, mowing, and weed removal.  Debbie will text pictures to the owner.

                  iii.     15721 Wild Creek – Mary will send a letter to the owner regarding the grass filled flower beds.

                iv.     4700 NW 157th Terrace – Mary will send a letter to the owner regarding the need to water, now, and remove weeds.  Debbie will contact the realtor for the house.

7.     New Business

a.      Debbie will talk to JMac regarding any sprinkler work that is required now vs. any that can wait.

b.     Jonathan Cajas, who lives in the neighborhood, discussed roofing and offered to talk with any neighbor seeking advice.

8.      Date and time of the next meeting – October 7th at 7:00 PM at Mary’s house.
