Lone Oak Creek Homeowners’ Association Minutes
October 7, 2024
1. The meeting was called to order at 7:05 PM.
2. Quorum was certified. Board members present were Brandon Jackson, Keith Hill,
Debbie Hill, Jingying Zhou, Stacy Moorhead, and Mary Bohn. Also present was
Emily Tatro, Brook Townsend, and Judi Startzman.
3. Minutes from the prior meeting were approved.
4. Treasurer’s report
a. There have been no water bills for the sprinkler zone for the playground for
several months. Debbie will investigate.
b. LPs lawn service has been paid through August, but Jingying does not have
Debbie will follow up.
5. Ad Hoc Committee Reports – none at this time
6. Old Business
a. Effort to revise the covenants regarding rental properties:
i. Current actions/updates:
1. The draft amendment was provided by Mr. Winton and approved
by the Board.
2. The letters, amendment, and voting documents were mailed to
homeowners on 10/4/24.
3. Emily Tatro is getting set up as a notary since all voting
signatures must be notarized (complete)
4. A signing event is scheduled at the Tatro home on
October 15th from 5:00 – 8:00 PM at 4705 NW 158th St.
5. The info/voting meeting is scheduled for December 3rd at
Francis Tuttle on NW 150th and Portland Ave
(this is the final day for signatures)
6. Next steps: door-to-door work to obtain signatures, and Brandon
will send an email to homeowners on Friday, 10/11.
ii. The amendment will require 60% approval of homeowners, which is
59 lots out of 97. All owners at an address must sign and the
signatures must be notarized.
iii. Block captains previously received the following indications from
homeowners: 65 yes, 3 no, 7 maybe, and 22 left to be contacted.
b. Neighborhood yard maintenance issues:
i. The owners of 4620 NW 158th have ignored letters and failed to take
action after they emailed the Board that they would do so.
Debbie will obtain a quote from LPs for weeding the flower beds
and mowing. (complete – the work was performed and billed
to the homeowner).
ii. 4708 NW 159th needs water, mowing, and weed removal. Debbie
will text pictures to the owner. Further action is required –
Mary will send a letter to the management company, Courtyard
Properties, giving them a 10-day notice to do the work or the HOA
will do it and bill the owner)
iii. 15721 Wild Creek – Mary will send a letter to the owner regarding the
grass filled flower beds (complete)
iv. 4700 NW 157th Terrace – Mary will send a letter giving the owner a
10-day notice to do the work or the HOA will do it and bill the owner)
c. Debbie will talk to JMac regarding any sprinkler work that is required now
vs. any that can wait, and to determine when to shut off and winterize the sprinklers.

8. Date and time of the next meeting – Monday, November 4th, at 7:00 PM.
