Lone Oak Creek Homeowners’ Association Minutes
November 4, 2024
1. The meeting was called to order at 7:00 PM.
2. Quorum was certified. Board members present were Brandon Jackson, Keith Hill,
Debbie Hill, Stacy Moorhead, and Mary Bohn. Also present was Emily Tatro
and Erica Hollis.
3. Minutes from the prior meeting were approved.
4. Treasurer’s report
a. We continue to have no water bills for the sprinkler zone for the playground.
Debbie will investigate.
b. Jingying continues to scan and load the monthly invoices onto a document
visible to the Board, and she reviews the bank statements.
5. Ad Hoc Committee Reports – none at this time
6. Old Business
a. Effort to revise the covenants regarding rental properties:
i. Current actions/updates:
1. The info/voting meeting is scheduled for December 3rd at
Francis Tuttle on NW 150th and Portland Ave (this is the
final day for signatures)
2. Next steps: door-to-door work to obtain signatures (Emily
and the block captains)
ii. The amendment will require 60% approval of homeowners, which
is 59 lots out of 97. All owners at an address must sign and the
signatures must be notarized.
b. Neighborhood yard maintenance issues:
i. 4708 NW 159th needs water, mowing, and weed removal - Mary sent a letter
on October 10th to the management company, Courtyard Properties, giving
them a 10-day notice to do the work or the HOA will do it and bill the owner.
On hold until spring.
ii. 15721 Wild Creek – Mary will send a letter to the owner regarding the grass-filled
flower beds (complete)
iii. 4700 NW 157th Terrace – Mary sent a letter on October 10th giving the owner a
10-day notice to do the work or the HOA will do it and bill the owner.
On hold until spring.
c. Debbie turned off the sprinklers on all zones. She will talk to JMac regarding any
sprinkler work that is required now vs. any that can wait. JMac will also need
to winterize the sprinklers.
7. New Business
a. Review the proposed budget for 2025. Based on discussion at this meeting,
we anticipate the dues staying the same.
8. Date and time of the next meeting – Monday, December 2nd, at 7:00 PM.
