Lone Oak Creek Homeowners’ Association Minutes
November 16, 2020
1. The meeting was held via Zoom and called to order at 7:00 PM.
2. Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Stacy Morhead, and Mary Bohn.
3. Minutes from the prior meetings were approved.

7. Old Business
a. In Sept-Oct, the Board would like to seed fescue grass under the trees at the entrance. There is not enough sunlight there for Bermuda grass. (on hold until Spring)
b. The four affected neighborhoods surrounding the canal have all agreed to split the costs for TurnPro Aquatics to treat the algae in the canal. (complete)
i. TurnPro made their last visit for the season on 11/30 and reported the following: The algae growth is down and gone. This is likely due to the weather we recently had. Water is in great shape. No signs of weeds or algae at this time either. I added dye to it as the pond was too murky the last visit. We are now at an end for our season and this will most likely be our last regular visit out to your pond.
c. The Turners are closing on 9/23, selling their house to the Lucas family. A welcome letter will be sent (Debbie - complete).
d. We need to schedule JMac to winterize the sprinklers (Debbie – requested).
e. Gate repairs – PSI performed their quarterly maintenance recently and found several things that need to be replaced. The following repairs were approved during the meeting: ENTRY OPERATOR (SOUTH SIDE SECONDARY) - REPLACE GEAR BOX DUE TO LEAK/LOW FLUID AND CHAIN/SPROCKET/REDUCER KIT AND BROKEN LIMIT CAMS PER TECHNICIAN RECOMMENDATION WHILE PERFORMING MAINTENANCE INSPECTION ON 10/01/20. EXIT OPERATOR (SOUTH SIDE PRIMARY) - REPLACE BROKEN LIMIT CAMS AND BATTERY BACK-UP CONTROL BOX (FAILED TEST) AS PER TECHNICIAN RECOMMENDATION WHILE PERFORMING MAINTENANCE INSPECTION ON 10/01/20. SUBTOTAL:................................................$ 1,757.00 parts, tax & labor included
8. New Business
a. Annual meeting and dues
i. We do not see a need to increase the dues for 2021. We are still able to accrue money for street repairs with the current dues.
ii. Due to Covid-19, the annual meeting will be held via Zoom. Francis Tuttle is not booking meetings due to the virus.
iii. At our next meeting, we will schedule the annual meeting and the date to stuff envelopes with the notification of dues and the meeting.
iv. Mary will draft the annual letter for review.
9. Date and time of the next meeting – December 7th at 7:00 PM via a Zoom meeting. Debbie will host the meeting.
