Lone Oak Creek Homeowners’ Association Minutes
June 2, 2025
1. The meeting was called to order at 7:08 PM.
2. Quorum was certified. Board members present were Debbie Hill,
Keith Hill, Kelsey Sweger, and Mary Bohn.
3. Minutes from the prior meeting were approved.
4. Treasurer’s report
a. There are 4 annual dues outstanding for the full amount.
5. Ad Hoc Committee Reports – none at this time
6. Old Business
a. The Board reviewed the fines process and amounts provided by our
HOA lawyer, Mr. Winton, and agreed with the recommendations.
Next steps are:
i. Debbie will print address labels for the initial mailing to
homeowners (complete).
ii. Mary will print the documents and stuff envelopes (dated
and mailed June 4th).
iii. Thirty days after the mailing, the Board will review input from
homeowners and finalize the document.
iv. The final fines process and amounts will be mailed to
homeowners and will be effective 30 days following the mailing.
b. A house on NW 157th Terrace appears to be abandoned.
7. New Business
a. Many of the rocks around the flower beds at the entrance were stolen.
We’re not sure if a police report was filed. The Board will need to decide
whether to replace the rocks.
b. During Debbie’s next walk around the neighborhood, she will document the
houses needing non-compliance letters.
c. Ownership of 15717 Wild Creek Dr. has been transferred from the son’s rental
company to the mother, who occupies the home. Therefore, it is no longer
grandfathered as a rental.
