Lone Oak Creek Homeowners’ Association Minutes

June 12, 2023


1. The meeting was called to order at 7:04 PM.

2. Quorum was certified. Board members present were Barbara Rhoades, Debbie Hill, Adam Shahan, and Mary Bohn.

3. Minutes from the prior meeting were approved.

4. Treasurer’s Report

a. Two homeowner dues have been turned over to the attorney for collection (Debbie).

b. Costs for the month include water treatment for the creek, with full-year cost of $945. Brick wall costs of $150 for this month were the three gift cards for the homeowners who provided water for the repairs.

5. Ad Hoc Committee Reports – none at this time

6. Old Business

a. Repair to the brick wall along Lone Oak Drive has been completed. The contractor will remove the pallets behind the wall once the ground is dry enough and will provide the final invoice (Debbie).

b. A section of the brick wall near the entrance, which was excluded from the original bid, requires further investigation and the contractor believes that the footings for that section may not have been sufficient. ((Mary – on hold. The brick contractor is overloaded at this time but will resume looking for someone who can work on the concrete footings when his is able to do so.)

c. The decorative skirting of the streetlight at the corner of Creek Heights and NW 156th is falling apart, and also at NW 159th. (Barbara opened a work order with OG&E - complete)

d. Our liability insurance, currently with State Farm, is due for renewal in June. Barbara obtained quotes of $435 and $675 higher than our current rate, and several companies declined bidding. The Board agreed to stay with State Farm at our current coverage amounts.

e. Initiate automatic payment of the water bills (Debbie – in progress)

f. Due to concerns about kids jumping off the bridge into the creek, a revised sign for the creek common area, stating “no swimming”, has installed (Debbie - complete)

g. We agreed that, when we send yard maintenance non-compliance letters to the owners of leased homes, we will suggest that the owner hires a lawn service.

h. Barbara has asked LPs to spray the weeds in the pavement cracks at the entrance (complete).

i. A new sprinkler problem was identified this past week. Debbie turned off the water to that area and contacted JMac, who has completed the repair.

7. New Business

a. Sprinkler repair work is needed near the creek and is estimated by JMac at around $1,000. The Board approved this work.

b. LPs has quoted $1370 to deliver and spread 12 yards of mulch for the playground. Debbie will look up where we obtained mulch previously.

c. The neighborhood walk-around was done after the meeting and non-compliance letters will be mailed to those identified. (Mary)

8. Date and time of the next meeting – July 10th at 7:00 PM at Mary’s house
