Lone Oak Creek Homeowners’ Association Minutes
July 10, 2023
1. The meeting was called to order at 7:03 PM.
2. Quorum was certified. Board members present were Barbara Rhoades, Debbie Hill, Adam Jeppson, Stacy Moorhead, and Mary Bohn.
3. Minutes from the prior meeting were approved.
4. Treasurer’s Report
a. Two homeowner dues are being processed by the attorney for collection, but we have not received any funds yet.
b. Costs for the month include two months of landscaping.
5. Ad Hoc Committee Reports – none at this time
6. Old Business
a. Repair to the brick wall along Lone Oak Drive has been completed. The contractor will remove the pallets behind the wall once the ground is dry enough and will provide the final invoice (Debbie).
i. The final invoice is larger than expected. A meeting will be scheduled with the contractor to discuss it.
b. A section of the brick wall near the entrance, which was excluded from the original bid, requires further investigation and the contractor believes that the footings for that section may not have been sufficient. ((Mary – on hold)
c. Initiate automatic payment of the water bills (Debbie – in progress)
d. Sprinkler repair work is needed near the creek, and is estimated by JMac at around $1,000. The Board approved this work. (Debbie – work in progress)
e. Due to the cost of having our landscaper provide mulch for the playground, the Board agreed to purchase the mulch from Lowe’s, which will be substantially cheaper. We will then spread it ourselves (on hold)
f. The neighborhood walk-around was done after the meeting and non-compliance letters will be mailed to those identified. (Mary – complete)
g. The bases of our street signs may need to be painted. Due to the price quoted by the person who did prior painting, the Board decided to paint the signs ourselves. (in progress)
7. New Business
a. The skirting for the street light, at the corner of NW 158th and NW 157th Terrace, has fallen off. (Barbara – submit ticket with OG&E)
b. Board members will text votes for yard of the month.
c. Several non-compliance letters will be mailed regarding cars parked in the street overnight.
8. Date and time of the next meeting – Monday, August 14th, at 7:00 PM at Mary’s house
