Lone Oak Creek Homeowners’ Association Minutes

February 3, 2025

 

1.     The meeting was called to order at 7:00 PM.

2.     Quorum was certified.  Board members present were Brandon Jackson,

Keith Hill, Debbie Hill, Jingying Zhou, Kelsey Sweger, and Mary Bohn.

3.     Minutes from the prior meeting were approved.

4.     Treasurer’s report

a.      25% of dues have been collected so far.  The due date is March 1.

b.     Costs this month included $433 for the HOA lawyer, Mr. Winton, as

final payment for legal support of the amendment process. 

Also included were $442 for sprinkler repairs.

5.     Ad Hoc Committee Reports – none at this time

6.     Old Business

a.      Revision the covenants regarding rental properties and fines (complete)

          i.     The amendment was approved by homeowner vote and recorded with

the Oklahoma County on 12/11/2024.

b.     Sprinklers – JMAC estimated that approximately $1K of addition sprinkler

work is needed.

c.      Brandon will email Debbie the information on the IRS website to register

an LLC.  Note – this is no longer required for now.

d.     Brandon will get an estimate for a sign at the entrance with the HOA email

address and web site.  (the cost has been approved and the sign will

be ordered).

e.      The scanning of invoices and bank statements will continue for 2025, as was

done in 2024.  Jingying will email the link to the Google document to the

Board members to confirm that we all have access.

7.     New Business

a.      The fines process and amounts need to be determined, with

recommendations from the HOA attorney Mr. Winton.

                     i.     The recommendation document was provided during the meeting. 

Board members will review it for discussion in the next Board

meeting.

b.     Landscape quotes for 2025 are needed. 

                  i.     Debbie will ask for a quote from LPs.

ii. Mary will ask for a quote from Landscapingkings, who has already

asked to bid this year.

             iii.     As was done in 2024, the Board members will procure and plant

the flowers.

c.      The Watsons are evicting their tenants as of March 1, and will move back

in June. 

d.     We believe that the Damayanthy family bought the house next door to them

(15913 Creek Heights?) prior to our amendment being recorded.  If so,

it would be grandfathered if they choose to lease it.

e.      Construction will begin this month on a street light at Lone Oak Dr. and

NW 150th Street.

8.     Date and time of the next meeting – Monday, March 3rd, at 7:00 PM at Mary’s house.
