Lone Oak Creek Homeowners’ Association Minutes
April 7, 2025
1. The meeting was called to order at 7:00 PM.
2. Quorum was certified. Board members present were Brandon Jackson, Keith Hill,
Jingying Zhou, Kelsey Sweger, and Mary Bohn.
3. Minutes from the prior meeting were approved.
4. Treasurer’s report
a. There are 6 dues still outstanding. Debbie will send out final invoices letting the
homeowners know that collection will be turned over to the HOA attorney on
May 1st.
b. Costs for this month are the gate exit loop repair and replacement of the buttons
and plexiglass cover plate at the gate entrance.
5. Ad Hoc Committee Reports – none at this time
6. Old Business
a. The fines process and amounts need to be determined, with recommendations
from the HOA attorney Mr. Winton.
i. Board members will review the document provided by Mr. Winton for
discussion in the May Board meeting.
b. It was confirmed that Gopakumar Damayanthy bought the house next door to
him, 15913 Creek Heights, prior to our amendment being recorded. Therefore,
the house will be a grandfathered lease if they choose to rent it out.
7. New Business
a. Mary and Debbie will purchase plants for the entrance.
b. The neighborhood garage sale is scheduled for April 26th.
c. The home at 15717 Wild Creek Dr., currently occupied by the owner’s mother,
may soon be leased. If so, it will be considered grandfathered due to its
purchase by the rental company prior to the amendment.
d. The home at 4620 NW 156th Street has now been leased but is not grandfathered
due to being purchased after the amendment was recorded. Mary will confirm
that the clicker number provided by the owner is active.
8. Date and time of the next meeting – May 5th at 7:00 PM.
