Lone Oak Creek Homeowners’ Association Minutes
September 9, 2019
The meeting was called to order at 7:00 PM.
Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Jennifer Roberts, and Mary Bohn.
Minutes from the prior meetings were approved.
Treasurer’s Report (Debbie)
Fernando has not yet invoiced us for landscaping and lawn care for the past 4 months.
Grounds/Facilities Report
There is a dead evergreen at the entrance which we will replace with a redbud tree, and we would like to add more perennials. Debbie will contact TLC for quotes and have them ready for the Fall planting season.
Ad Hoc Committee Reports – none
Old Business
A second noncompliance letter will be sent to the owner of the rental house at 15705 Creek Heights Drive for an empty flower bed and inconsistent mowing. The owner did not respond to the first letter and has not corrected the violations. (Mary – letter sent 9/18/19)
Debbie obtained a cost estimate of about $500 to replace the fence panel, posts, and utility items attached to the panel, at the Wild Creek cul-de-sac. Replacement is needed due to termites. The original bid fell through but Debbie is requesting bids. (on hold)
The Board no longer needs mowing for the foreclosure house which has now sold. Debbie will close out the mowing.
The new owners for 4620 NW 156th did not respond to the new homeowner letter so their clickers will be deactivated. Debbie is sending a second notice. Once we have contact information for them, Lindsi will communicate with them regarding the fence panels that are down along the canal.
New Business
The following homes had closings in July but the homeowners did not respond to the new homeowner letters to provide contact information and new gate codes. Therefore, Jennifer will deactivate clickers for 4620 NW 156th, 15704 Wild Creek Dr., and 4624 NW 157th Terrace. (Note that the homeowners can still enter their gate codes manually)
Debbie will ask the person, who did prior work on the brick wall at the entrance, to check the wall at the entrance and along Lone Oak Drive to let us know what work may be needed.
A noncompliance letter will be sent to the owners at 15709 Creek Heights Dr. regarding regular mowing (Mary – complete).
Date and time of the next meeting – Monday, October 7th, at 7:00 PM at the Hill home.
