Lone Oak Creek Homeowners’ Association Minutes

August 6, 2018

1. The meeting was called to order at 7:05 PM.

2. Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Jennifer

Roberts, Nick Nixon, and Mary Bohn.

3. Minutes from the prior meeting were approved.

4. Treasurer’s Report (Debbie)

a. Unpaid dues from 2017 and prior – Attorney Matthew Winton sent letters to the 3

homeowners in this category letting them know that they must pay immediately or he

will file liens. The amount owed by each homeowner includes the attorney’s costs.

Status: two homeowners have paid, one has not. For the one still outstanding, the

attorney has filed a lien and will initiate garnishment of wages.

b. Status on 2018 dues – 3 homeowners have not paid dues for this year. A letter will be

sent informing them that, if not paid by August 31st, we will turn it over to the attorney.

5. Grounds/Facilities Report

a. Street Repairs – Nick obtained two quotes, each at around $7K, to repair the cracks in

our streets. Debbie will determine whether we can allocate that much out of this year’s

budget. We will do as much street repair as we can afford.

b. Brick wall repair/upkeep – there are no additional funds to spend this year on

maintaining the brick wall along Lone Oak Creek. Repairs will be spread over the next

years as money is available.

c. Street sign for 159th & Creek Heights, which we have been unable to fix. We understand

that the new sign will not be exactly like the current signs. (Nick will work on obtaining

a quote to replace the sign)

6. Ad Hoc Committee Reports – none

7. Old Business

a. Two houses closed in June. Debbie sent letters letting them know that they must

change their gate codes. (complete)

8. New Business

a. None

9. Date and time of the next meeting – September 10th at 7:00 PM at the Hill home.
