The meeting was called to order at 7:12 PM.
Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Amy Johnson, Bailey Williams, and Mary Bohn.
Minutes from the prior meeting were approved.
Treasurer’s Report
Five dues are still outstanding for this year, including one for which a partial payment has been made.
Amy attended the meeting of all the Lone Oak HOAs and reported that one of the HOAs is deactivating the gate clickers for homeowners who have not paid their dues. The homeowners can still get into their community by entering their code at the gate, but they lose the convenience of the clicker. The Board decided to use this approach to help get the remaining dues paid.
Amy will confirm that she is able to deactivate the clickers.
Once Amy confirms, Lindsi will send an email to all homeowners letting them know of this action.
In the next invoice for dues, Debbie will notify the four homeowners (who owe the full amount) that their gate clickers will be deactivated unless they pay by a certain date.
Grounds/Facilities Report
Kevin – reminders to the landscapers: at common areas, spray weeds between asphalt and concrete; confirm whether sprinkler controls have been checked at the entrance; look at the tree at the entrance that appears to be dead/dying; cut down the ornamental grass at the end of Wild Creek Drive (no update).
Kevin – discuss Fernando’s quote for sprinkler repairs
Kevin was unable to attend the meeting but we understand he has requested that Fernando provide detail for the quote he has provided.
If needed, Debbie will call Fernando to determine what is in his cost estimate and whether it includes the items identified by the city review.
Debbie will ask her friend in the sprinkler business for recommendations so we can obtain at least one additional bid.
Amy – report on the city’s review of our sprinkler system, performed June 8th.
Amy reported that the review was done, white flags were placed at problem areas, and the city representative will send a report to Amy, which will be distributed to the Board.
Kevin - contact Noel Jacobs to get information on the street sign for 159th & Creek Heights, which we have been unable to fix (no update).
Kevin - investigate the electrical lines at the neighborhood entrance to see if we could light up the entrance sign. We may also look into solar lights for that purpose. (This action is being dropped due to other priorities for the HOA)
Ad Hoc Committee Reports - none
Old Business
Debbie - transition the financials to Quickbooks in June (in progress).
There is dirt and vegetation collecting in the ditch at the end of Wild Creek Drive, between our community and the Point, which will eventually cause a drainage issue. Status – Amy called Public Works at 297-3451 and they opened work order # 632361. So far there has been no action by the city. Amy and Lone Oak Pointe, which borders the drainage ditch, will continue to call requesting action on this work order.
Bailey - look into a new website. Status – no further action at this time
Lindsi - contact developer again regarding mowing the green belt behind Wild Creek Drive. Status - no response from the developer.
We may eventually need to have our landscaper mow the green belt. We will get an estimate this Fall.
Lindsi - get a price from the developer for the HOA to buy the green belt. Status - no response from the developer.
New Business
Park fence repair – homeowner has complained about loose planks. Status – we will hold this item until the next meeting when Kevin can attend. A fence panel on the common area at the end of Wild Creek also needs to be replaced.
Gate repair - due to car hitting the gate. Status – The homeowner, whose son hit the gate, has opened a claim with his insurance company. Victor Sobrado of Acme Welding will provide an estimate this week and Amy will forward it to the insurance company.
Cracks opening in the streets. Status – Lindsi believes Noel Jacobs sent an email to A&B but will check with him.
Neighborhood walk-around is scheduled for July 15th at 8:00 PM. Any who can participate will meet at Debbie’s house.
The next meeting will be held Monday, July 10th, at 7:00 PM at Lindsi’s house (15713 Creek Heights).
