The meeting was called to order at 7:40 PM.

  1. Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Amy Johnson, and Mary Bohn.

  2. Minutes from the prior meeting were approved.

  3. Treasurer’s Report Treasurer’s Report

  4. There has been no change on outstanding dues.

  5. Debbie turned off the sprinklers for all areas except the entrance. The water bill this month for the entrance was higher than last month, so Debbie will turn off the sprinklers for the entrance right away. Next Spring, we need to have the sprinklers checked for leaks and to ensure efficient watering. Amy will identify the city group which performs sprinkler evaluations.

  6. Grounds/Facilities Report

  7. Noel - send the Board members a draft letter for review, requesting a reimbursement/credit from Scenic for the excessive water bills due to their setting the sprinklers to run every day this summer.

  8. Noel - obtain several estimates from landscaping companies as input to our decision for next year’s landscape provider. Renewal is March 1st.

  9. Ad Hoc Committee Reports - none

  10. Old Business

  11. Noel – take the street sign from 159th & Creek Heights to Jack Pratt Signs to be fixed or replaced.

  12. Lindsi contacted the developer who is responsible for mowing the green belt behind Wild Creek Drive. He said he would have the green belt mowed, but that did not occur. Lindsi will contact him again.

  13. The developer would be willing to sell the green belt to the HOA. Lindsi will get a price from him, and will ask Lone Oak Parke how they handled land between a row of houses, which was owned by the developer but then became homeowner property.

  14. Debbie - transition the financials to Quickbooks online in December during invoice preparation.

  15. New Business

  16. A homeowner has requested that we remove the trash can at the playground because it is not being emptied and attracts rats and bugs. Action: Casey from Scenic Landscaping will empty the trash can and have it capped for the winter.

  17. Lone Oak Cove was able to add to their Covenants a cap on the number of rental homes. The Board may want to investigate this next year.

  18. Meetings

  19. The annual HOA Board meetings have been scheduled for January 10th and January 24th in room A1015 in the Administration Building of the Francis Tuttle Technology Center, Rockwell Campus. (Directions: Enter via the South Drive on Rockwell Street. The Administration Building is the first building on your left. Once inside the building turn left and the meeting room is located on your right.)

  20. Debbie will prepare the invoices, to be dated 12/31.

  21. Mary will draft the proxy statement and annual meeting notification for review.

  22. Mary will bring a draft annual meeting agenda to the next Board meeting.

  23. The Board next meeting will be held Monday, January 9th, at 7:00 PM at the Hill home.
