The meeting was called to order at 7:04 PM.

  1. Quorum was certified. Board members present were Debbie Hill, Noel Jacobs, and Mary Bohn.

  2. Minutes from the prior meeting will be signed at the next meeting by Lindsi Kerstetter, who was unable to attend.

  3. Treasurer’s Report Treasurer’s Report

  4. There are now 3 outstanding annual dues, one of which is the foreclosure house and one is a rental.

  5. For our information, Mary will contact Suzanne Rogers, who is a member of one of the other Lone Oak HOA Boards. Suzanne’s Board recently met with Winton Law to discuss collections for outstanding dues.

  6. Grounds/Facilities Report

  7. Next year, the mulch in the playground needs to be turned over and mulch added.

  8. Fall planting has been completed.

  9. The sprinkler in the common area at Creek Heights, behind the fence, is damaging the wood fence. Noel will ask Casey to cap that sprinkler head rather than moving it.

  10. Noel will get several estimates from landscaping companies as input to our decision for next year’s landscape provider.

  13. Revisions to the HOA web site – Debbie will contact Stephanie to see if she can help us get started

  14. Street sign at 159th and Creek Heights

  15. Noel has determined that the sign cannot be fixed. The two metals have fused together.

  16. One of the builders in our area was able to provide Jack Pratt Signs as a provider of street signs for our area. Jack Pratt Signs will either provide a part or order a replacement sign. (Noel)

  17. Complaint that the greenbelt behind Wild Creek Drive has not been mowed all summer. The person would like us to contact the developer to complain versus a single homeowner. Lindsi is working on getting a contact name.

  18. More frequent yard maintenance is needed at the rental home at 4709 NW 158th. We will not send a letter at this time because we have seen improvement at that lot and we are entering winter where less maintenance is required. We will check next Spring to see how the yard is being maintained.

  20. New Business

  21. Is parking an RV permitted in the backyard, behind a fence/house?

  22. No, section 8.1.11 requires that any such vehicles must be behind the building line and concealed from the street, which would not be possible for an RV. The text for that covenant is:

8.1.11 ……. No boats, trailers, pick-up campers or recreational vehicles shall be parted or stored on any street, or on any Lot except in the garage or parked on the rear areas of the driveway, behind the building line, and concealed from the street.
