Lindsi Kerstetter called the meeting to order at 7:04 PM.
Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Noel Jacobs, and Mary Bohn.
Minutes from the prior meeting were approved.
Treasurer’s Report
The water bill is now as expected due to the decrease in the frequency of watering.
No outstanding dues have been received.
Grounds/Facilities Report
Noel talked with Casey over the phone and agreed to the following:
The rock borders will be added right away (complete)
Casey will confirm that watering frequency is once every two days for each common area. Watering will be reset to every other day after the road surfacing has been completed. The sprinklers were turned off during resurfacing.
Weeds in the front flower beds will be addressed each time the crew comes out to work.
Weeds in the playground have been pulled and sprayed.
Noel will determine when Casey will put in plants for the Fall (complete)

Old Business
Street repairs – COMPLETE
Flume repair was done on August 9-10. The seal coating began the week of August 22nd, one street at a time. Notification to homeowners included the actions below.
Obtain a colored coded map from A&B showing the schedule for street resurfacing and draft a notification document for the homeowners (Noel – complete)
Email the notification to all homeowners for whom we have email addresses (Lindsi – completed August 16)
Add the notification to homeowners on the Lone Oak Creek web site (Lindsi – completed August 17)
Print and distribute the notifications to each homeowner (Mary & Lindsi – completed August 18)
Send schedule for street resurfacing to Casey at Scenic Landscaping to have sprinklers for common areas turned off all week (Noel – completed August 19 and confirmed with Casey on August 22)
Contact the homeowner or realtor for empty houses in our neighborhood to ensure that sprinklers are turned off when that street is resurfaced
For 4616 NW 156, contact the realtor Jess Smith (Mary – completed August 19, the water is turned off at that house)
For 15712 Wild Creek Drive, contact the owner (Mary – completed August 19, they received the email and have already turned off the sprinklers)
For 15808 Creek Heights Drive, contact the realtor Reagan Akin (Mary – phone message on August 19 and stopped by open house on August 21, realtor had forwarded phone message to homeowner and said that next door neighbor had also contacted homeowner)
Contact Carr Homes as a courtesy due to the home they have under construction (Lindsi – completed August 19)
Place reminders on doors of those affected each day and those whose sprinkler runoff might flow into the work zone, and send emails as needed (Mary & Lindsi).

Sign saying “no parking/no waiting” at our entrance - COMPLETE
Fast Signs installed the sign on 8/29/16 (Noel, Lindsi)
Google Fiber – no further action required
A survey, requested by Google, requires a lengthy contract with the HOA. The other HOAs have approved the contract and survey.
Lindsi has approved it on behalf of our HOA and provided a list of addresses in our community.
Street sign at 159th and Creek Heights.
Noel has determined that the sign cannot be fixed. The two metals have fused together.
Noel will try to reach Lone Oak LLC to identify the company that originally made our street signs. The Lone Oak LLC has been legally dissolved. Noel will contact Carr and Taber builders to identify contacts.
New Business
Complaint regarding U-Haul parked on grass of one of the rent houses on NW 158th while tenant was moving out. The U-Haul was gone within a few hours. No action is needed by the Board.
Complaint that the greenbelt behind Wild Creek Drive has not been mowed all summer. The person would like us to contact the developer to complain versus a single homeowner. Lindsi will call our developer to try to get a contact name.
At 15901 Creek Heights, the top of the dead tree was removed, but the homeowner still needs to remove the truck and replace the dead tree. (Mary will send a noncompliance letter – complete)
More frequent yard maintenance is needed at the rental home at 4709 NW 158th. (Mary will send a noncompliance letter)
Complaint regarding yard maintenance for the two rent houses on NW 158th. The grass was cut on the date of this meeting. We will request that the owner mow at least every 10-14 days (Mary will send noncompliance letter).
