June 2016
Lindsi Kerstetter called the meeting to order at 7:03 PM.
Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Amy Johnson, and Mary Bohn.
Minutes from the prior meeting were approved.
Treasurer’s Report
Seven annual HOA dues are still outstanding, two of which are for two years. One is for the house in foreclosure and will be paid when the house is sold. Another house is closing in July.
Grounds/Facilities Report
The front flower beds have been planted with summer annuals. The rock work has not been done yet. Noel will reach out to Casey to find out when the rock work will be completed.
Ad Hoc Committee Reports
Old Business
Revisions to the HOA web site
Stephanie Lippert has provided a recommendation for new software for the HOA website and had planned to discuss it with us at the meeting. She was unable to attend so we will schedule her for our next meeting.
Street repairs
Noel has contacted A&B to initiate the work, and will be getting a date for the work to begin.
Lindsi has signed the contract for this work on behalf of the Board.
Noel will get dates and details for the work to be performed so we can plan notification to the homeowners. We plan to include a sign on the front gates, emails, door-to-door notification, and information on the community Facebook page.
Sign saying “no parking/no waiting” at the entrance of our subdivision.
Noel received a quote which included installation.
We previously installed the signs ourselves, but will discuss whether or not to install this one ourselves. We agreed to pay for installation. Noel will proceed with ordering the sign.
Issue regarding trees not meeting the 3-inch caliper requirement and other landscape violations
A walk-through in the neighborhood is scheduled for June 14th at 7:00 PM.
Fence at the park bordering the Mauldin property
We checked the covenants and the HOA is not responsible for fences bordering common areas.
Becky informed us that the park fence belongs to the HOA. We are re-evaluating the situation.
We talked with the other Lone Oak communities, and the consensus is that the HOA and homeowner should share the cost of fences bordering the playgrounds. Lindsi will communicate with the Mauldin family.
Noel and some of the Board members met at the park on June 2nd to review repairs recommended by the fence company and to look at the benches.
New metal benches have been ordered by Debbie to replace those at the park.
Google Fiber
Nathan Nelson, an HOA Business Coordinator working for Google Fiber, wants to know if we are interested in pursuing. They would need access to survey in the neighborhood to find out what our needs are.
Lindsi contacted him to go ahead with the survey, but he provided a contract that is very complex. We will hold on this until Lindsi obtains input from Lone Oak Parke, which received the same request from Google.
Complaint regarding weeds and yard maintenance for the two rental properties on 158th street owned by Coy Reed. This is the third year in a row for which the Board has received complaints regarding these two properties.
A non-compliance letter was sent to Cory, including section 7.1.2.
Complaint regarding cars parked in the street overnight at 4624 NW 157th Terrace.
A non-compliance letter to the Ezell family.
The street sign at 159th and Creek Heights was on the ground.
Noel has the sign and will coordinate getting it back on the pole.
Improvement to the playground, including shade and making it more usable for our children and families.
Due to our plans for street repairs, we do not have funds to improve the playground and will no longer carry this on the agenda or minutes.
