Lindsi Kerstetter called the meeting to order at 7:11 PM.

  1. Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, and Mary Bohn.

  2. Minutes from the prior meeting were approved.

  3. Treasurer’s Report

  4. Unpaid annual HOA dues include 8 for 2016 and 2 for 2015. One is for the house in foreclosure and will be paid when the house is sold.

  5. Grounds/Facilities Report

  6. The front flower beds have been planted with summer annuals. The rock work has not been done yet.

  7. Ad Hoc Committee Reports – none at this time

  8. Old Business

  9. Street repairs – the Board decided at the last meeting to proceed with A&B. Noel has contacted them to initiate the work, and will be getting a date for the work to begin.

  10. There is a concern regarding cars blocking the exit to Lone Oak Drive while waiting for the school buses, which is a hazard to children and to the cars trying to exit our subdivision. We will post a sign saying “no parking/no waiting” at the entrance of our subdivision.

  11. Order one sign from Fast Signs (Noel – in progress. We received a quote which included installation. We previously installed the signs ourselves, but will discuss whether or not to install it ourselves.)

  12. Issue regarding trees not meeting the 3-inch caliper requirement – some homeowners have not responded to non-compliance letters or do not agree with the non-compliance. At our next meeting, we’ll schedule a walk-through in the neighborhood.

  13. Noel will ask Scenic if they could provide a good rate for trees for homeowners who need them, and what the minimum number would be. Noel worked with Scenic to provide several options to homeowners, and Scenic placed a flyer on homeowner doors with several tree options and prices.

  14. Becky Mauldin has informed us that the fence at the park looks like it needs new panels or to be secured better.

  15. We checked the covenants and the HOA is not responsible for fences bordering common areas.

  16. Becky informed us that the park fence belongs to the HOA. We are re-evaluating the situation.

  17. Noel and some of the Board members met at the park on June 2nd to review repairs recommended by the fence company and to look at the benches.

  18. Nathan Nelson, an HOA Business Coordinator working for Google Fiber, wants to know if we are interested in pursuing. They would need access to survey in the neighborhood to find out what our needs are.

  19. Lindsi will contact him to go ahead with the survey.

  20. He has provided Lindsi a contract that is very complex. Lindsi will ask if Lone Oak Parks signed.

  21. Suggestions/actions from the annual meeting:

  22. Covenant changes – Stephanie Lippert volunteered to be the lead for this effort and will start with a survey of our homeowners to determine whether there is sufficient support to proceed (no activity to-date)

  23. It was suggested that the Board should contact new home owners with information on our community, web site, etc. One suggestion was a packet which could be sent to the title company for the new homeowner. Pam Costa volunteered to lead this effort.

  24. Debbie will draft for review a letter which the title company will give to the new homeowners, including information on our community and HOA. She will also let Noel know when there is a new homeowner. Update: Debbie has sent a letter to our new homeowners.

  25. Noel will pay a welcome visit to the new homeowners if possible. We will attempt to greet them to the neighborhood during our neighborhood walk-around.

  26. The HOA web site needs revision but we have not previously had time to do that. Stephanie Lippert offered to take a look at it.

  27. Stephanie has provided a recommendation for new software for the HOA website, for our review. Update: Lindsi will ask Stephanie to discuss it with us at our new meeting.

  28. Improvement to the playground, including shade and making it more usable for our children and families. (No activity at this time. Due to our plans for street repairs, we may not have funds to improve the playground.)

  29. New Business

  30. Complaint regarding weeds and yard maintenance for the two rental properties on 158th street owned by Coy Reed. This is the third year in a row for which the Board has received complaints regarding these two properties. Mary will send a non-compliance letter to Cory, including section 7.1.2.

  31. Complaint regarding cars parked in the street overnight at 4624 NW 157th Terrace. Mary will send a non-compliance letter to the Ezell family.

  32. Becky Mauldin emailed the board that the park benches are broken and wobbly, and therefore dangerous. This will be addressed with the fence repairs at the playground, as listed above.

  33. The street sign at 159th and Creek Heights was on the ground. Noel has the sign and will coordinate getting it back on the pole.

  34. Meetings

  35. The next meeting will be held Monday, June 6, at 7:00 PM at the Hill home.
