Lindsi Kerstetter called the meeting to order at 7:12 PM.
Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Kevin Massey, and Mary Bohn.
Minutes from the prior meeting were approved.
Treasurer’s Report
Debbie reviewed the latest month’s expenses, which were as expected. There are still two remaining homeowners who have not paid this year’s HOA dues. Debbie will send invoices again to these two homeowners.
Grounds/Facilities Report
Update on grounds and landscaping – nothing to report.
Ad Hoc Committee Reports – none to report.
Old Business
Street repairs
A contact from Lone Oak Cove will give Kevin the list of the three companies they used to get quotes for street repairs. Kevin will contact at least one to obtain a second quote for our streets.
Results of neighborhood walk-through regarding trees and yard upkeep
Debbie sent the non-compliance letters at the end of October.
Compliant regarding the rented houses on 158th street owned by Coy Reed
The first complaint is regarding weeds and yard maintenance for these two houses. Debbie sent a letter to the homeowner in June and took the action to send another.
The second complaint is that they have something hanging (like a sheet) that is visible from the street. This is inside the house and is not under the control of the HOA.
Concern regarding cars blocking the exit to Lone Oak Drive while waiting for the school buses. This is a hazard to children and to the cars trying to exit our subdivision. We agreed to post signs saying “no parking/no waiting” at the entrance of our subdivision.

Possible venue change and refreshments for the next annual board meeting
Kevin with contact Francis Tuttle on Rockwell to determine availability of a meeting room on January 14, 21, or 25.
New Business
Preparation for the annual meeting in January:
As noted above, Kevin will contact Francis Tuttle regarding meeting space on our desired dates, so we can finalize the date and location of the annual meeting as soon as possible.
Prior to the December board meeting, Mary will prepare and print the annual meeting notification letters and proxy statements, to be dated December 31st. We will likely stuff the envelopes with these letters at our December meeting, or we may investigate having Kinko’s (or another printer) do it.
Prior to the December board meeting, Debbie will prepare and print the annual dues letters, which will be included in the envelopes to the homeowners. There will be no increase in the dues for next year.
We will prepare an update to the homeowners regarding our lawyer’s advice on what is required to change the HOA covenants regarding the number of rental homes allowed within our community. Changing the covenants is a lot of work, and we want the homeowners’ input on whether to pursue this effort.
A pre-meeting prior to the annual meeting will likely be needed.
We discussed the desire for a basketball goal in one of our common spaces. Our concern is the cost, and we will consider discussing it at the annual meeting.
The board will try out the Nextdoor application, which is a private social network that other HOAs in our area are using.

The next meeting will be held Monday, December 7, at 7:00 PM at the Hill home.
