Lindsi Kerstetter called the meeting to order at 7:07 PM.
Quorum was certified. Board members present were Lindsi Kerstetter, Kevin Massey, Debbie Hill, and Mary Bohn.
Minutes from the prior meeting were approved.
Treasurer’s Report
Debbie reviewed the latest month’s expenses and the remaining outstanding HOA dues.
Grounds/Facilities Report
Scenic provided a quote for additional trees. We agreed to plant one additional tree at the front entrance.
Lindsi will work on consolidating a list of current email addresses for our community so we can later request homeowner feedback regarding covenant changes to restrict home leases/rentals, etc. (in progress)
Any quotes or planning for additional grounds/facilities updates are on hold. If we proceed with repairing the streets (see below), there will be no money for additional grounds work. This includes any revisions to the playground, repainting the gates, or cameras to record gate activity.
Ad Hoc Committee Reports
There are none to report.
Old Business
Street repairs
Kevin provided and reviewed quotes from A&B Paving Maintenance for crack seal/seal coat and for concrete flume/asphalt repair/crack repair.
Debbie will determine if we have sufficient funds to do the work this year.
If we proceed, the work will need to be done this summer so the surface dries faster.
The asphalt surface cannot be driven on for at least 12 hours, so the streets would be done one side at a time and we will need to notify homeowners to park on the other side of the street as their side is resurfaced. A communications plan will be needed.
Kevin will obtain at least one additional quote before a decision is made.
Actions underway regarding the issue of basketball goals in the front easements:
Second notice non-compliance letters were mailed as certified letters to the Gracey and Goodger families on May 14. The homeowners have 30 days from the date of the letter to remove the goals.
The Goodger family has removed their goal.
We received a letter from the Gracey’s lawyer advising us not to remove their goal.
The HOA board met with our own lawyer on June 1. We are waiting for the lawyer’s response.
Concern regarding the number of leased homes within our community:
The meeting with the lawyer on June 1 included discussion of how to restrict the number of leased homes and how to penalize those who don’t adhere to our covenants. We are waiting for the lawyer’s response.
Letters need to be mailed to some homeowners regarding weeds and lawn maintenance. Mary will send Debbie the non-compliance letter template so Debbie can send out letters.
